Anyway, when I was stupid new grad I bought a house with a $310k 6.25% 30 yr mortgage, so the payment was $1,900, plus insurance, property taxes, PMI and HOA ending up being around $2,800/mo. That was ~45% of my take-home pay, and it was probably the worst financial decision I've ever made. Somehow I managed to turn things around and get out of that debt hole by doing tons of OT and living frugally until I paid it all off. Building up anemergency fundis easier if you limit your mortgage payment to 25 percent of your take-home pay. The more cash you have on hand, and the lower your monthly obligations, the better chance you'll have of staying afloat if difficult times strike.
So taking into account homeowners insurance and property taxes, youd be better off sticking to a mortgage of $240,000 or less. Your DTI ratio and income are only two factors that your lender considers when they calculate what type of monthly payment you can afford. If you have a higher credit score or a larger down payment, you may still qualify for a loan with more debt or a lower income. The options available to you will depend on your mortgage lender’s standards. To buy a house you can afford, never buy one with a monthly payment that’s more than 25% of your monthly take-home pay on a 15-year fixed-rate conventional loan . For first-time home buyers, a 5–10% down payment is okay too—as long as the extra PMI fee doesn’t jack up your monthly payment beyond the 25% rule.

If you take a longer term, you spread your payments over a larger number of months and years, which reduces the amount you’ll owe each month. While taking a longer term will increase the amount you pay in total interest over time, it can free up monthly cash to keep your DTI low. When it comes to calculating your DTI ratio, you’ll have to add up your fixed monthly expenses. Only minimum payments and fixed recurring expenses count toward your DTI ratio. For example, if you have $15,000 worth of student loans but you only need to pay $200 a month, you’d include $200 in your debt calculation. After tax pay represents after health insurance, 401k/403b, max HSA, and dependent care account, and all other various deductions.
What Happens When You Qualify For A Loan
The lower the home price, the lower your monthly payments will be. PMI protects the mortgage company in case you dont make your payments and they have to take back the house . PMI is a yearly fee that usually costs 1% of the total loan value and isyou guessed ityet another expense thats added to your monthly payment. One of the first factors that lenders consider when they decide how much you’ll pay in interest is your credit score. The higher your score, the lower interest rates you’ll qualify for.

Given this information, you can afford between $3,500 - $3,600 per month. The 35% / 45% model gives you more money to spend on your monthly mortgage payments than other models. The 28% rule says that you shouldn’t pay more than 28% of your monthly gross income on mortgage payments—including taxes and homeowner’s insurance. The 25 percent post-tax model is another way to consider your debt load and what you can afford.
The 28% rule states that you should spend 28% or less of your monthly gross income on your mortgage payment (e.g. principal, interest, taxes and insurance). To determine how much you can afford using this rule, multiply your monthly gross income by 28%. For example, if you make $10,000 every month, multiply $10,000 by 0.28 to get $2,800. Using these figures, your monthly mortgage payment should be no more than $2,800. My broad guideline is to keep your monthly mortgage payment — including insurance and property taxes — at 28% of your pretax income.

Use a mortgage calculator and your estimated monthly payment to calculate how much money you can borrow and stay on budget. With the 35% / 45% model, your total monthly debt, including your mortgage payment, shouldn't be more than 35% of your pre-tax income, or 45% more than your after-tax income. Kaplan says homeowners usually need to stay put for at least five years to make the closing costs of buying a home worthwhile. That’s a useful rule of thumb, but if you’re thinking of staying that long, you may be tempted to opt for a mortgage that’s higher than you can comfortably afford now. Kaplan cautions that stretching your budget can backfire if you become unemployed for an extended period. You don’t need to pay for private mortgage insurance when you put 20% down on your loan. PMI can add quite a bit of money to your monthly payment, so avoiding it can significantly reduce what you pay each month. You may also be able to avoid paying for mortgage insurance if you qualify for a VA loan and pay the funding fee upfront (or have the funding fee waived if you’re a disabled veteran).

I would recommend only ~25% of take-home pay on a mortgage/rent. This gives you some room to spend on other things, or pay extra on the mortgage, or save up for a downpayment. Tax withholding is the money that comes out of your paycheck in order to pay taxes, with the biggest one being income taxes. You have to fill out this form and submit it to your employer whenever you start a new job, but you may also need to re-submit it after a major life change, like a marriage. In the U.S., the concept of personal income or salary usually references the before-tax amount, called gross pay. For instance, it is the form of income required on mortgage applications, is used to determine tax brackets, and is used when comparing salaries. You dont need to pay for private mortgage insurance when you put 20% down on your loan. You may also be able to avoid paying for mortgage insurance if you qualify for a VA loan and pay the funding fee upfront . Dont forget to factor your closing costs into your overall home-buying budget. For example, if youre purchasing a $200,000 home, multiply that by 4% and youll get an estimated closing cost of $8,000. Add that amount to your 20% down payment , and the total cash youll need to purchase your home is $48,000. Putting at least 20% down is common, but consider putting even more down to lower your monthly mortgage payment.
